Summary of Changes:

  1. Redefine the boundary of the R-3 zone to include only properties located waterfront on First Avenue and increase the front setback for single-family dwellings to 2.65 metres (8.69 feet) to accommodate parking partly within the lot and partially within the road right-of-way.
  2. Create a new zone R-5 - Waterfront Residential Lower Lakeshore Drive (Lots 1 - 27), wherein the maximum height allowed for single-family dwellings is 6.7 metres (22 feet) and modify the rear setback requirement to also be measured from the natural boundary of Cultus Lake.
  3. Create a new zone R-6 - Waterfront Residential Upper Lakeshore Drive (Lots 27 - 44), wherein the maximum height allowed for single-family dwellings is 5.8 metres (19 feet) and modify the rear setback requirements to also be measured from the natural boundary of Cultus Lake.
  4. In the existing R-4 zone, reduce the maximum height allowed for single-family dwellings to 7.62 metres (25 feet) and measure the height from the average grade.
