Outcome |
The analysis found that the community water system component of the Harrison Rise project is financially viable and will not negatively impact taxation of existing ratepayers. However, the new community sewer infrastructure required for the proposed development has significant cost challenges and increases to the community parks and fire services tax requisitions would also be required. Without a financially sustainable community sanitary sewer, the proposed development may not be feasible. |
Outcome |
The analysis of the financial viability of the Harrison Mills Neighbourhood Plan concludes that off-site infrastructure investments required to support the land use concept of the Plan limit the financial viability of the overall development of the designated uses in Harrison Mills. Market research indicates that development is not financially viable in today’s market conditions. |
What’s Next |
If the development concept is adopted into the OCP and Lake Errock Neighbourhood Plan, a new financial feasibility study will be required at the time of a zoning amendment application. |
